Garabedian Properties in partnership with our partners, Flex Development, are excited to announce that the City of Keller has approved our zoning request to move forward with our Flex Business Park in the 377 corridor. We believe this is one of the largest commercial projects ever brought to Keller.
We anticipate approximately 163,000 square feet of flex commercial space (office showroom warehouse) covering 10 acres with suites ranging in size from 3,500 to 20,000 sqft for lease. Amenities will include a community park, outdoor dining spaces, temporary indoor storage, on site fork lifts, receiving docks and much more. Each suite will have a Class A storefront with overhead doors in the rear.
We are in final stages of engineering approvals and expect to be moving dirt by the Summer or 2025. We are very appriecative of the input and support from the City of Keller (staff and elected leaders) in helping us bring our Flag Ship property to Keller.
We anticipate starting construction in the summer of 2025 and our first occupants moving into their spaces in the summer of 2026.
